Government-approved real estate

Investors have two options under this route: Make a real estate purchase worth a minimum of $350,000 or purchase shares in a real estate project worth at least $220,000. These projects are usually in high-end tourist accommodations, such as hotels, resorts, and villas, and must have been previously approved by the Grenada government. If you want to resell the property, you can do so after five years.

Important note: This list is for reference purposes. Grenada’s Citizenship by Investment Committee (CBIC) may request additional documents if necessary. 

Any documents not in English must be translated into English. They must also be certified and authenticated in accordance with the law of the jurisdiction from where they originate. Each document must be accompanied by its certified English translation.

Taxes in Grenada

Foreign investors who obtain Grenada citizenship are only required to pay taxes in certain instances, such as when purchasing a property or starting a company. You do not pay capital gains tax, inheritance tax, or wealth tax on worldwide income or assets.

Things to note about tax in Grenada

  1. The annual income tax rate for individuals earning income locally is as follows: 
    • First EC$24,000 per annum – 10 percent
    • Above EC$24,000 per annum – 28 percent 
  2. Companies pay a flat tax rate of 30 percent. 
  3. Withholding tax is fixed at 15 percent and applies when a resident makes payments to a non-resident, e.g., interest (not including bank deposits), lease premiums, licenses, rental income, royalties, etc. 
  4. VAT is 15 percent. Dive activities, hotels, and villa-type accommodations pay VAT at 10 percent. 
  5. Grenada citizens pay a property transfer tax of 5 percent when selling a property. However, government-approved real estate projects may qualify for a lower tax rate. 
  6. Property tax is part of Grenada’s annual taxes. For residential properties, the rate is 0.2 percent of the market value (land tax). For a building, the rate is 0.3 percent (building tax). 
  7. Stamp tax is 0.7 percent on business receipts when the gross value received exceeds EC$300,000.
